Since 1st October 2006 The Regulatory Reform (Fire Safety) Order 2005 requires the Responsible Person (RP) of any non-domestic premises to carry out a fire risk assessment, including measures to reduce or eliminate the risk of fire, and identify persons at risk. Where there are 5 or more employees, a record must be kept of significant findings and a definition of a Responsible Person is contained in the above Order.

So, WHAT are Fire Risk Assessments?

Fire Risk Assessments are evaluations which are carried out to: identify potential fire hazards, evaluate existing fire safety measures, and determine likelihood/impact of a fire in the specific environment.

A Fire risk assessment should be reviewed ANNUALLY and a new assessment carried out every 4-5 years.

WHY is a Fire Risk Assessment necessary?

Fire Risk Assessments are crucial for ensuring the safety of occupants, protecting property and complying with Fire Safety Regulations.

WHO requires a Fire Risk Assessment?

Fire Risk Assessments are typically required by regulatory bodies, organisations, and authorities to ensure the safety of occupants and compliance with fire safety regulations. Some examples would include:

  • Employers/Businesses (
  • Landlords/Property owners (particularly those renting out residential/commercial premises)
  • Public/government buildings (libraries/community centres/government buildings)
  • Construction projects (building sites)
  • Healthcare/Educational premises (hospitals/schools/universities)
  • Events and Venues (Organisers of large-scale events: concerts/festivals/ exhibitions/conferences)

 

What is involved?

A Fire Risk Assessor will:

  • Identify fire hazards and the people at risk
  • Evaluate fire safety measures currently in place
  • Assess the fire risk and evaluate the fire spread
  • Review emergency plans and procedures
  • Record findings and implement risk reduction measures
